Owner FAQ

Below are just a few of the questions that are frequently asked by our new clients.

Q: What determines the rent for my property?
A: Ultimately the rental market. We will make a rent recommendation to you based on our market analysis of your property and the current market conditions. Together we will determine the final rent prior to advertising the property.

Q: Who pays for the marketing of my property?
A: Dwellings will pay up to $200 to market your property. We pay for all signage and labor costs related to marketing your property for rent. We will also place your property on our website and our regional listing websites that Dwellings has determined to be effective. Additional advertising costs, if necessary, will be facilitated by Dwellings, but will be at the expense of the owner.

Q: What is typically involved in preparing a property to be rented?
A: Generally, you should expect to make the property move-in ready for a tenant. Your property will rent quicker and demand a higher rental value if it is in good condition.

Q: How are tenants selected?
A: Our background check is thorough and comprehensive to ensure we select quality tenants. We carefully screen each prospective tenant application and verify rental history, employment, income, and obtain a report which includes credit and evictions history.

Q: Who pays for maintenance and repairs to my property?
A: Dwellings will facilitate the repairs and general maintenance of the property. The owner pays for maintenance and repairs, unless in rare cases the tenant has agreed to assume responsibility.

Q. Who pays for the utilities?
A. Dwellings will facilitate payment of the sewage, water, garbage, landscaping, and pest treatments. The owner is financially responsible for these services if it's provided to the property. The tenant will pay for their own gas, electricity, telephone, and cable services.

Q. What can Dwellings do that you can't do for yourself?
A. If you have the time, have the experience, live close to the rental, and are current with the laws you probably can do it yourself. However, managing your own property is not for everyone. It can require a great deal of effort, headache, research, and expertise. It can be easy for an owner/landlord to get burned out and want to be relieved of the responsibility. More often than not, the services of a good property management company will essentially pay for itself.

Q. What makes Dwellings different from all the rest?
A. Most of our clients have had previous property management service experience with other companies and were left wanting. The level of service that they received from the others wasn't up to par and despite their best efforts to work with these companies, the result was that they had to shop elsewhere.

Dwellings takes great efforts to ensure that the client receives a level of service that will offer them the confidence they deserve that their investment is being properly managed.

Dwellings is also a member of the Rental Housing Association of Sacramento Valley (www.rha.org) and the National Association of Residential Property Managers (www.narpm.org) whose membership holds us to certain ethics and standards, in addition offers its members access to up to date industry information, legal information, etc…

Q. How long is the management contract?
A. Management agreements between Dwellings and its clients are for a term of one year increments. However, if there is a need or desire to cancel our services, you may cancel with a 30-day written notice.
